Why this company exists
None of the failures that drove Britain's building safety reckoning were exotic. They were failures of the basics — fire stopping, cavity barriers, compartmentation, fire doors. The exact work this company does, and a documented industry record of doing it badly.
A south London tower block
Six people died in a fire that spread through a building whose fire stopping had been removed during earlier refurbishment work. Compartmentation that should have contained the fire was breached — and nobody had noticed, because nobody was required to look.
The fire that changed the law
Seventy-two people died in a single high-rise fire. Among the failures documented by the public inquiry: missing and defective cavity barriers, breached compartmentation, and designers with no working knowledge of the details meant to stop fire spreading. The Building Safety Act exists because of what that inquiry found.
A national housebuilder's own review
An independent review at one of Britain's largest housebuilders found cavity barriers missing or incorrectly installed across its timber-frame homes nationwide — attributed not to one bad site, but to a lack of supervision and inspection of the work itself. Thousands of completed homes had to be opened up and checked.
Three quarters of fire doors
Data from more than 100,000 professional fire door inspections found 75% failed to meet the required standard — and nearly a third failed because they were improperly installed in the first place. Not old doors wearing out: new work, done wrong, signed off anyway.
Missing seals. Absent cavity barriers. Doors never fit to hold back smoke. Work concealed without inspection and signed off without records. These aren't rare accidents — they're the industry's documented pattern, and every one is preventable with competent installation, honest inspection and evidence. That is the company we set out to build.
Why "GoldThread"?
The golden thread is the construction industry's name — now written into the Building Safety Act — for the continuous, accurate record of building safety information that must run through a building's whole life, from the first design decision onwards. We named the company after it because it is the standard we hold every job to: work you can still see the evidence for, years after the ceiling closed. The gold thread runs through everything we do — it's on the badge because it's in the method.
What sets us apart
Quality
Every installation is carried out by trained, certified specialists to the manufacturer's tested detail — the right system, matched to the exact substrate, service and aperture. No improvised fixes and no untested substitutions: where no tested solution exists, we say so and follow ASFP Advisory Note 17 — the detail goes back to the designer to be changed, or to a competent assessing body for a formal assessment or technical evaluation founded on real test evidence, by someone who accepts design liability for it. Never an engineering judgement improvised on site. The work is inspected before it is concealed, so what's signed off is what was actually installed.
Compliance
Works are specified and installed to the requirements of the Building Safety Act 2022, the Regulatory Reform (Fire Safety) Order 2005 and the relevant British Standards — and verified against the building's documented fire strategy, not a generic checklist. Compliance is our floor, not our ceiling: we build to the standard the legislation intends, not the minimum an inspection might miss.
Evidence
Every project is handed over with a complete evidence pack: photographic records of every penetration before concealment, test certificates and product data referenced against as-built schedules, and fire door and cavity barrier documentation traceable to the compartmentation strategy. Whether it faces a third-party audit, a building safety case or a building sale — the evidence holds.
From enquiry to evidence pack
Every project follows the same disciplined route, whether it's a single riser or a full remediation programme — so you always know what happens next and what you'll hold at the end.
Enquiry & scoping
You tell us about the building — type, stage and what's prompted the contact. We recommend the right starting point, then agree the scope, access arrangements and programme in writing before anything is booked. No obligation, no hard sell.
Survey & inspection
We inspect the as-built condition against the building's documented fire strategy and compartmentation plans — above ceilings, in risers and through concealed voids. Every defect is photographed, located and severity-rated on the spot.
Report & specification
You receive a photographic condition report with a prioritised defect register, plus a remediation specification naming the tested detail for each repair — so you can see exactly what needs doing, in what order, and why.
Installation & remediation
Certified installers carry out the works strictly to the tested details in the specification, working around live occupancy and out-of-hours constraints where needed. Each item is photographed and logged before it is concealed.
Evidence pack & handover
The project closes with a complete evidence pack — photographs, test certificates, product data and as-built records — plus clear guidance on ongoing inspection intervals. We remain available for re-inspection as the building changes.
What we promise on every job
Tested details only
If no tested solution exists for a detail, we tell you — and route it as ASFP Advisory Note 17 directs: back to the designer to be changed, or to a competent body for an assessment or technical evaluation based on genuine test evidence. We will not improvise with your building's fire safety — whatever the programme pressure.
Photographed before concealed
Every seal, barrier and repair is recorded before it disappears behind a ceiling or riser wall. No exceptions, because an unrecorded installation is an unprovable one.
Straight answers
If the defect is worse than expected, if a service route has to move, if the honest advice is 'you don't need us for this' — that's what you'll hear. Trust outlasts any single invoice.
Agreed scope, transparent pricing
Scope and price are fixed in writing before work starts. Changes are priced before they're done — never discovered on the final account.
Your documents are yours
Survey reports and evidence packs are standalone deliverables. Use them with any contractor, assessor or purchaser — no lock-in, no ransom on your own building's records.
One accountable person
From first phone call to final handover, you deal with someone who has personally stood in your ceiling void — not a call centre relaying messages to site.
GoldThread was built on a decade of leadership within a specialist multi-million-pound contracting business — pricing, programming and supervising passive fire protection packages across residential, commercial and public-sector projects — with FIRAS-assessed supervision of ten years' standing behind every survey and installation.
And we're small by design. The person who surveys your building is the person accountable for what the report says — not a head office three layers removed from the ceiling void. That's how the detail stays right and the promises stay kept.
The paperwork behind the promises
Everything below is documentation we hold and will send on request — no badge on a website is a substitute for the certificate itself.
Insurance
Public and employers' liability cover in place, with professional indemnity appropriate to survey and specification work. Certificates issued with our pre-qualification pack on request.
Integrated management system
Health & safety, quality and environmental policies, risk assessments and method statements maintained as a single documented system — not templates downloaded for a tender. Copies available on request.
Third-party certification
Our supervision is FIRAS-assessed and our installers hold current competence cards. Company-level third-party certification is being pursued; we will publish it here the day it is issued, and not before.
Documented method
Every project runs to a written scope, a tested-detail specification and an inspection regime agreed before work starts — the same route whether it's one riser or a full remediation programme.
Sectors We Serve
Residential
New-build and remediation across apartments, housing developments and HMOs — including higher-risk buildings in scope of the Building Safety Act, where the evidence pack matters as much as the installation itself.
Commercial
Office, retail, mixed-use and industrial, from shell-and-core through to Cat B fit-out — coordinated around tight programmes, multiple trades and landlord approval processes.
Healthcare
Hospitals, clinics and care homes, where compartmentation underpins progressive horizontal evacuation and the standards are rightly at their most demanding — delivered around live clinical environments.
Education
Schools, colleges and universities — phased programmes, holiday-period working and occupied-building constraints managed as standard, with safeguarding requirements respected on every visit.
Hospitality
Hotels and leisure, where sleeping risk raises the stakes and front-of-house finishes matter — full compliance delivered without compromising the aesthetic the operator has paid for.
Public Sector
Local authority, MOD and government estates — security clearances, enhanced compliance requirements and complete audit trails accommodated from day one.
